Land with its title, zoning and utilities settled

SAGA//LAND

SAGA ARSA

Anyone buying land asks the same three things: is the title individual, what is the zoning, are there roads and utilities? We put the documented answers to all three in front of you before the sale.

  2. We send the fileWe send you the title deed, zoning status, encumbrance report and utility records as one file.
  3. Site visitWe walk the plot together and show you the boundaries, the access road and the utility connections.
  4. Offer and payment planWe give you cash and instalment options in writing, with every cost item listed.
  5. Transfer of titleWe book the appointment; the transfer is completed at the land registry.

Frequently asked

Is the deed individual or shared?

The plots in our portfolio have individual title. If a plot is held in shares, we state it clearly in the offer file.

What is the zoning status and how do I verify it?

A current zoning certificate is in the file for every plot. You can check it with the municipality yourself, and we recommend you do.

Are utilities connected?

For every plot we establish whether road, power, water and sewerage are existing or planned, and we write it in the file. We settle this before the sale.

Encumbrances — mortgages, liens, annotations?

We obtain the encumbrance report before transfer and share it with you. At the moment of transfer the plot carries no mortgage, lien or annotation.

Are instalments possible?

Depending on the plot and the option, we can offer instalments. You see the term, interest and costs in writing in the offer.

Will you build on the land I buy?

Yes. We have built our own projects since 1972; if you wish, we take on the design and construction too.

These notes are general information. What binds is the contract and its annexes, signed separately for each plot.
